Paying rent in one lump sum on the first of the month can be tough, especially if your paydays don’t align. That’s why James-Hawkins partners with Livble to let residents split their rent into smaller, more manageable payments.
How Livble Works
Instead of paying $1,100 on the 1st, you can split it into up to four payments throughout the month that match your pay schedule — biweekly, weekly, or custom dates you choose. Livble handles the full payment to your landlord on time, so there’s no impact on your rental record. You set it up once and it runs automatically each month.
For example, if you get paid biweekly on the 1st and 15th, you could split your $1,100 rent into two $550 payments instead of scrambling to cover the full amount at once. If you get paid weekly, you could break it into four payments of $275. The flexibility is yours.
Why Split Payments Help
The traditional rent model — one large payment on the first of the month — creates a cash flow crunch for many renters. When rent, utilities, car payments, and groceries all compete for the same paycheck, something often falls behind. Late rent leads to late fees, which leads to more financial stress, which can spiral into missed payments and potential eviction.
Splitting rent into smaller payments aligned with your income breaks that cycle. You’re not choosing between rent and groceries during the first week of the month. Each payment is smaller, more predictable, and easier to budget around.

Who Should Use Livble?
Livble is ideal for residents who are paid biweekly or weekly (rather than monthly), who tend to run tight on cash during the first week of the month, or who simply want more control over when their rent payments hit their bank account. It’s also helpful for residents on fixed incomes like Social Security or disability payments that may arrive on different dates than the 1st.
Even if you can afford to pay rent in full on the 1st, some residents prefer Livble because it helps with overall cash flow management and keeps more money in their account throughout the month.
How to Enroll
Current James-Hawkins residents can enroll in Livble through their resident portal or by contacting our office. New residents are introduced to Livble as part of our move-in process. Enrollment takes just a few minutes — you select your preferred payment schedule, link your bank account or debit card, and Livble handles the rest. You can adjust your schedule at any time if your pay dates change.
For Property Owners: Why Livble Reduces Delinquency
Livble isn’t just a tenant perk — it’s a delinquency reduction tool for owners. When tenants can align rent payments with their income, they’re less likely to fall behind. This means fewer late payments, fewer uncomfortable collection conversations, and fewer eviction proceedings. The landlord still receives full rent on time each month regardless of the tenant’s split schedule. It’s a win-win that improves tenant retention and owner cash flow simultaneously.
