BAH and Rental Prices in Montgomery

Montgomery’s rental market aligns well with military BAH (Basic Allowance for Housing) rates. Most 3–4 bedroom single-family homes rent for $1,000–$1,400/month — typically within your BAH allowance. This means quality housing without out-of-pocket costs.

For 2026, E-5 BAH with dependents for the Montgomery/Maxwell AFB area runs approximately $1,200–$1,350/month. An O-3 with dependents can expect around $1,500–$1,650. Compared to bases in high-cost areas like Lackland (San Antonio), Tyndall (Panama City), or any base in California, Montgomery’s BAH stretches significantly further. Many families pocket the difference between BAH and actual rent — especially if renting in areas like East Montgomery or Prattville where 3-bedroom homes go for $1,050–$1,250.

Best Neighborhoods for Military Families

East Montgomery and the Taylor Road corridor (36116, 36117) offer the best combination of commute time to Maxwell, school quality, and family amenities. Prattville (15 minutes north) is popular for families wanting a smaller-town feel. Millbrook is another family-friendly option.

36117 (East Chase / Taylor Road): Newest development in the metro, with shopping, restaurants, and newer-build homes. Commute to Maxwell is about 20–25 minutes via I-85. Zoned for highly rated Elmore County or east Montgomery schools. Rent ranges from $1,100–$1,400 for a 3BR.

36116 (Dalraida / Vaughn Road): Established neighborhood with tree-lined streets, close to Vaughn Road shopping, and a 15–20 minute drive to base. Good school options and slightly lower rent — $950–$1,250 for a 3BR.

Prattville (36066/36067): A standalone city 15 minutes north of Maxwell. Families love the downtown, parks system, and Autauga County schools. Very safe, quiet, and community-oriented. Rent runs $1,000–$1,300 for most homes.

Millbrook (36054): Just east of Prattville, Millbrook offers a rural feel with quick access to I-65. Elmore County schools are a draw. Budget $950–$1,200 for a 3BR.

Downtown / Midtown (36104/36106): If you’re single or a couple without kids, these areas offer the shortest commute to Maxwell (5–10 minutes) plus walkability to restaurants, nightlife, and the Riverwalk. Rent is often lower — $800–$1,100 for a 2–3BR.

Your PCS Timeline: When to Start Looking

Military moves happen fast, and Montgomery’s rental market moves quickly too — good homes rarely sit for more than 2–3 weeks. Here’s a timeline that works for most PCS families:

30–45 days out: Schedule virtual tours or, if possible, a house-hunting trip. We can show multiple properties in a single day. Have your LES (Leave and Earnings Statement) and orders ready — you’ll need them for the application.

14–21 days out: Submit your rental application. Most applications are processed within 24–48 hours. Once approved, sign the lease and coordinate your move-in date with your HHG (household goods) delivery.

Move-in day: We do a thorough move-in inspection with photos documenting the property’s condition. This protects you when it’s time to PCS out.

Military-Friendly Lease Terms

The Servicemembers Civil Relief Act (SCRA) protects military tenants, and James-Hawkins fully honors it. If you receive PCS orders, deployment orders, or a permanent change of station during your lease, you can terminate with 30 days’ written notice and a copy of your orders — no early termination fee. We also understand TDY situations, unaccompanied tours, and the general unpredictability of military life.

Can I secure a rental before arriving in Montgomery?

Yes. We regularly work with incoming military families remotely. You can browse listings online, take virtual tours, submit your application, and even sign the lease digitally before you arrive. Many families do a quick house-hunting trip during their permissive TDY, but it’s not required.

Do you accept military BAH as proof of income?

Absolutely. Your LES showing BAH qualifies as income verification. We understand military pay structures including BAH, BAS, and special pay. Generally, we look for rent to be no more than 30–35% of gross income (BAH + base pay).

What if I get deployed mid-lease?

Under the SCRA, you can break your lease with 30 days’ notice and a copy of your deployment or PCS orders. There is no penalty. If your spouse and family want to remain in the home, the lease continues as normal.

How far is Maxwell AFB from the best rental areas?

Downtown Montgomery is 5–10 minutes from the base gate. East Montgomery (Taylor Road area) is 20–25 minutes. Prattville is about 15–20 minutes via I-65. Millbrook is 20–25 minutes. There is very little traffic congestion compared to major metro areas.
